Getting started

What does FundNow Capital do?

FundNow Capital connects real estate investors and business owners with financing through a network of private lenders and funding partners. Investor programs include DSCR rental, fix & flip, fix & rent, BRRRR, bridge, construction, and commercial financing.

FundNow Capital
Which investor loan fits my project?

DSCR financing is designed for rental properties; fix & flip is for buying, renovating, and selling; fix & rent and BRRRR support renovating a property to keep as a rental. Bridge financing can cover a short-term transition, and construction financing is for ground-up projects. A specialist can review the property and your exit strategy.

FundNow Capital
Do you offer loans for my primary residence?

FundNow's real estate investor loans are for business-purpose investment properties, not owner-occupied primary residences or personal, family, or household borrowing. Owner-occupied commercial business property is a separate SBA financing use—not a primary-home mortgage.

FundNow Capital
Can I ask about financing my first investment property?

Yes. FundNow's investor resources and financing pathways address both first investments and growing portfolios. First-time investor eligibility, borrower contribution, and required experience depend on the selected lender and program; financing is not guaranteed.

FundNow Capital
Can FundNow finance a property in my state?

Start with FundNow's Loans by State page, then confirm the property location and selected program with a funding specialist. Location pages are a starting point, not confirmation that every product is available in every state.

Loans by state
Can I explore an investment outside my home state?

You can review the property's state on FundNow's location pages and submit the scenario for review. Eligibility depends on the property location, lender, and financing program—not simply whether you live nearby.

DSCR & rentals

What is a DSCR loan?

DSCR stands for debt service coverage ratio. A DSCR rental loan evaluates the investment property's rental cash flow relative to its debt payments rather than qualifying solely on the borrower's personal income.

DSCR rental loans
How is DSCR calculated for a rental property?

For a residential rental scenario, DSCR generally compares qualifying monthly rent with the monthly housing payment, including principal, interest, taxes, insurance, and applicable association dues. The lender determines the qualifying income and payment used for underwriting.

DSCR rental loans
Do DSCR loans require tax returns or W-2s?

FundNow presents DSCR financing as qualifying on property rent rather than tax returns or W-2 income. This does not mean no documentation: the lender may still require identity, credit, assets, property, rent, and entity records.

DSCR rental loans
Are long-term and interest-only rental loans available?

FundNow describes 30-year fixed, interest-only, and adjustable-rate DSCR options. The term and payment structure available for your property must be confirmed in a written quote.

DSCR rental loans
How much down payment does a DSCR loan need?

FundNow advertises DSCR purchases up to 80% loan-to-value for eligible scenarios, which would imply at least 20% toward the purchase price before closing costs. That is a program maximum, not an entitlement; your actual leverage, cash contribution, and reserves depend on underwriting.

DSCR rental loans
Can I ask about financing a short-term rental?

FundNow discusses short-term rentals as an investor property scenario. The lender must confirm whether the property, local rental rules, income documentation, and program qualify; projected rental income is not automatically accepted.

DSCR rental loans
What is a blanket loan?

A blanket loan can place multiple eligible investment properties under one financing arrangement. FundNow offers a blanket-loan pathway; property eligibility, collateral allocation, and release provisions require review.

Blanket loans
Can I finance several rental properties together?

FundNow lists portfolio financing for investors with multiple properties. A specialist can compare a portfolio structure with individual property loans and explain the lender's requirements for each property.

Rehab & BRRRR

What is a fix & flip loan?

Fix & flip financing provides short-term capital for an investor purchasing and renovating a property with a sale as the intended exit. The purchase, scope of work, budget, and exit strategy are reviewed together.

Fix & flip loans
Can renovation costs be included in the loan?

FundNow advertises purchase-and-rehab financing, including eligible programs with up to 100% of approved rehab draws funded. This does not mean the entire transaction needs no cash; the lender determines purchase leverage, the eligible budget, and draw conditions.

Fix & flip loans
What are rehab draws?

Rehab draws are staged releases of approved renovation funds as work progresses. Your lender's draw agreement determines inspections, supporting documentation, disbursement timing, and any inspection or draw charges.

Fix & flip loans
What is the difference between LTC and LTV?

Loan-to-cost compares the loan with eligible project costs; loan-to-value compares it with the lender's accepted property value. FundNow's fix & flip materials describe LTC, while rental materials describe LTV. These limits measure different things and should not be treated as interchangeable.

Fix & flip loans
What is a fix & rent loan?

Fix & rent financing supports an investor buying and renovating a property intended to become a rental rather than an immediate resale. A long-term rental refinance may be an exit, subject to separate eligibility and underwriting.

Fix & rent loans
How does fix & rent differ from fix & flip?

The main difference is the intended exit: a flip is typically renovated for resale, while a fix & rent project is improved to lease and hold. Tell FundNow your intended exit so the financing can be evaluated accordingly.

Fix & rent loans
What does BRRRR mean?

BRRRR means Buy, Rehab, Rent, Refinance, Repeat. FundNow offers a financing pathway for investors using this strategy, from the renovation stage to a potential rental refinance.

BRRRR financing
Is my BRRRR refinance guaranteed after renovation?

No. A future refinance depends on the completed property's value, rent, lender seasoning rules, borrower eligibility, and market conditions at that time. Plan an alternative exit and have a specialist review the scenario before you commit.

BRRRR financing

Bridge, construction & commercial

What is a bridge loan used for?

A bridge loan is short-term investment-property financing for an acquisition, refinance, transition, or value-add project before a sale or longer-term financing. The lender will review how you intend to repay or refinance it.

Bridge loans
Why does the lender ask for an exit strategy?

Short-term financing needs a credible repayment plan. A sale, refinance, or long-term financing may be an exit, but each has conditions and risks; naming an exit is not a guarantee it will be available.

Bridge loans
What is hard money financing?

FundNow lists hard money as asset-based, short-term investment-property financing. Property collateral is important, but lender review, borrower eligibility, and an acceptable exit still apply.

Hard money loans
Do you finance ground-up construction?

FundNow publishes new-construction financing for ground-up investor projects. The project, plans, budget, permits, builder experience, and staged draw structure must be evaluated for the chosen lender.

New construction
Which commercial property types can I discuss with FundNow?

FundNow describes commercial financing for office, retail, multifamily, mixed-use, and industrial properties. Eligibility, loan size, recourse, and terms vary by property and lender.

Commercial property loans
Can I refinance a commercial investment property?

FundNow offers a commercial refinance pathway, including rate-and-term and cash-out scenarios on eligible properties. A specialist must review occupancy, cash flow, value, existing debt, and the requested structure.

Commercial property loans
Can international investors ask about U.S. property financing?

Yes. FundNow publishes a foreign-national loan program for international property investors. Required identity, residency, asset, credit, and property documentation depend on the lender; the program name does not guarantee approval.

Foreign national loans
Can I use investment-property equity for another project?

An eligible cash-out refinance may allow you to replace existing financing and access some investment-property equity. The amount available depends on value, existing debt, loan-to-value limits, costs, and underwriting—not the full equity shown in a calculator.

Cash-out refinance

Rates, fees & closing

Where can I see current loan rates?

FundNow's Rates, Fees & Terms page lists indicative program pricing and examples. Published starting rates and calculator estimates are not personalized offers or rate locks. Request a written quote for the property, program, and current market.

Rates, fees & terms
What affects my interest rate?

Pricing can change with the program, credit profile, loan-to-value, rental coverage, property type, purchase versus refinance purpose, points, and prepayment structure. A specialist can explain the factors used in your specific quote.

Rates, fees & terms
What are loan points?

One point equals 1% of the loan amount. Points may be origination charges or discount points paid to reduce an interest rate; review the written fee breakdown to understand which applies.

Rates, fees & terms
What costs should I ask about before closing?

Ask for lender and broker fees, underwriting, appraisal, title, legal and recording charges, inspections or draws, prepaid items, and any applicable entity-document costs. The site shows examples, not a universal fee schedule.

Rates, fees & terms
Will my loan have a prepayment penalty?

That depends on the program and selected terms. FundNow describes DSCR options with different prepayment structures. Ask for the exact schedule and cost before signing rather than assuming every loan has no penalty.

Rates, fees & terms
How quickly can investor financing close?

FundNow advertises eligible investor scenarios that may close in as little as 20 days. This is not a guaranteed deadline: documentation, appraisal, title, property issues, lender review, and the selected program can change the timeline. Confirm your target date with a specialist.

Rates, fees & terms
Does an inquiry, quote, or calculator result mean I am approved?

No. An inquiry, estimate, or indicative term sheet is not underwriting approval, a rate lock, or a commitment to lend. Financing remains subject to borrower qualification, property eligibility, collateral review, and applicable lender guidelines.

Business financing

Does FundNow offer business financing as well as investor loans?

Yes. FundNow lists business loans, lines of credit, working capital, term loans, equipment financing, invoice factoring, merchant funding, and SBA pathways. Each product has separate eligibility and repayment terms.

Business loans
How much business funding can I qualify for?

There is no single amount guaranteed across FundNow's business products. The lender evaluates the requested purpose, revenue, time in business, credit, existing obligations, and product-specific rules.

Business loans
How is a business line of credit different from a term loan?

A line of credit allows eligible draws within an approved limit under its agreement, while a term loan generally provides an upfront amount repaid on a schedule. Availability, draw costs, and repayment rules depend on the actual offer.

Business line of credit
What can SBA financing be used for?

FundNow's SBA 7(a) page describes uses such as business acquisition, expansion, equipment, working capital, and qualifying owner-occupied commercial business real estate. SBA business-property rules are distinct from investor rental loans and consumer mortgages.

SBA 7(a) loans
Can I finance equipment for my business?

FundNow lists equipment financing and leasing as business-funding options. Share the equipment, cost, seller, and business details so a specialist can review available financing and terms.

Equipment financing
Is business credit building the same as getting a loan?

No. FundNow's Business Credit Builder pathway addresses business credit and fundability. It is separate from a loan approval and does not guarantee a specific credit limit or financing offer.

Business Credit Builder
Can I ask for help with existing merchant cash advances?

FundNow offers an MCA debt relief and restructure pathway for business owners. An individual review is needed; do not assume guaranteed savings, creditor agreement, or new financing.
