Match the lender to the deal, not the other way around. A 1.4 DSCR, 740-credit, long-term rental in a major metro is a commodity deal — almost everyone on this list will price it competitively. A 0.9 DSCR short-term rental with a 640 score and 6 months of reserves is a specialty deal, and only a handful of programs will touch it. The more unusual your deal, the more a broker earns their fee.
Compare the whole term sheet. Rate without points, prepay, and fees is meaningless. A 7.000% rate with 2 points and a 5-year prepay is often worse than 7.375% with 1 point and a 3-2-1 stepdown, depending on how long you plan to hold.
Ask how DSCR is calculated. Some lenders use PITIA, others use ITIA. Some use the lease, others use the appraiser's market-rent schedule (Form 1007), and STR programs may use AirDNA projections. The same property can produce a 1.25 at one lender and a 1.05 at another.
